When the developer comes knocking

The hiatus in Local Plan preparation across the north Essex district councils has caused an outbreak of speculative approaches from promoters and developers.

The Planning Inspectors’ rejection of 5 of the 6 proposed garden communities removes 9,000 houses from the draft Local Plans for the period to 2033, and an enormous 52,500 houses from the planned communities over the next 30-40 years.

Local politicians had hoped that approval to the garden communities would settle the principal location of major development for decades to come. Instead we return to the 5 yearly reviews to find new sites for housing.  It is not surprising that promoters and developers are seeing an opportunity to tie up land now to provide housing sites for the current and future Plan periods.

Uttlesford have already decided to withdraw their Local Plan and start again. We await the decision of Braintree, Colchester and Tendring but a thorough review is inevitable. In any case Government are requiring authorities to have a valid Local Plan in place by December 2023.

There are a myriad of issues to consider and structures that may work. The chances of success will be also be greatly influenced by the commitment, funding and track record of your proposed development partner.
