Case Study – Building Conversion
Planning consent was granted for the conversion of redundant farm buildings to business and equestrian use. Whilst government policy is favourable towards on farm diversification other issues can make gaining planning permission difficult. In particular highways concerns, proximity to Listed Buildings and ecological issues.
Local Planning Authorities have a system of consultation prior to any planning application and this opportunity should be taken to establish the issues that might be contentious. This provides the basis for research and investigations prior to the submission of a planning application in order to reduce the risk of a refusal.
In the current economic environment potential alternative uses must be evaluated to design a scheme that can produce an economic return. In some cases grants may be available.
